Inventory remains tighter than a historically balanced market, but we've seen some improvement compared to this time last year. Sellers do have to compete — presentation and pricing still matter.
New listings that hit the market clean and correctly priced in week one are generating the most attention and the strongest offers.
Interest Rates
Rates have continued to moderate from their 2023 peaks, making monthly payments more manageable for buyers who've been sitting on the sidelines.
For buyers who locked in at higher rates in 2023 or 2024, now is a good time to revisit refinancing options with your lender.
Price Trends by Area
West Knoxville / Farragut: Stable and competitive. Demand remains strong, especially for family-friendly neighborhoods near top-rated schools.
Hardin Valley: Continued growth, new construction pipeline active. Good options for buyers who want newer builds.
Maryville / Blount County: Strong activity. Buyers priced out of West Knoxville are finding value here.
Lenoir City / Loudon County: One of the highest-growth corridors in the region. Inventory is limited and new developments are filling fast.
Powell / North Knoxville: More affordable entry points, larger lots, steady demand.
